We’ve completed on a seven-storey building at Bootle Docks, Liverpool — a significant addition to the Seven Group North West portfolio.
The transaction moved quickly. Terms were agreed and the purchase completed fourteen days later, which is a reflection both of how we operate and of our familiarity with this part of the city.
Bootle already accounts for several of our holdings, including sites on St Johns Road, Derby Road and Oxford Avenue, alongside the two-acre plot we acquired recently.
A building of this scale in a dock-side location opens up a genuine range of options, and we’re currently assessing the best use for the space.
Bootle Docks continues to attract investment as part of the wider regeneration along Liverpool’s northern waterfront, and the fundamentals here are strong.

The northern docks have seen sustained investment over the past decade, and dock-side stock with genuine floor area behind it remains in short supply — particularly buildings that lend themselves to more than one use.
We’re working through the options for the space now.
The building’s footprint and floor count give us real flexibility, and we’d rather take the time to get the use right than commit to the first viable plan.
The building joins our existing holdings across Bootle, including sites on St Johns Road, Derby Road and Oxford Avenue, alongside the two-acre plot acquired for our new storage facility.
